02 / OFFICES

One office or a whole suite?

An individual office may suit a small team or a company that needs to separate administration from operations. For a larger team, consider a suite of rooms: separate work areas, customer meetings or a place for focused work.

The CEVASERVIS catalogue includes individually identified offices and the larger A suite. At Marchegská, you will find individual offices and groups of three or five offices. Total floor area alone does not describe the layout. During a viewing, check room arrangement, daylight, desk positions and access to shared facilities. Ask about internet connectivity, furnishings and possible alterations for the particular unit.

03 / WAREHOUSES AND PRODUCTION

Floor area is only the beginning.

The published Marchegská catalogue includes a 300 m² warehouse. How you handle goods matters as much as the space itself. Tell us the vehicle types, delivery frequency and shipment dimensions, and whether you need shelving, workspace or storage alone.

• Check entrance dimensions, clear height and loading arrangements on site.
• Walk the route from the access road to the storage position.
• Ask about the floor condition, heating, security and access arrangements.

For a workshop or production operation, describe your activity and technical requirements. Electrical capacity, ventilation, noise and permitted use need to be checked for the particular premises. Production and retail spaces or open areas can be discussed on request.

04 / OUR LOCATIONS

Two locations, different options.

The CEVASERVIS site has parking options, a café, a restaurant and other services. Confirm parking arrangements and the scope of services during a viewing. These size ranges reflect the published units and do not indicate that every listed space is immediately available.

05 / COSTS

Compare the same cost items.

Rent, utility and service prices are available on request. When you enquire, we will prepare a current monthly breakdown and confirm the rental terms, including VAT. “On request” does not mean there is no charge.

When comparing offers, ask what services include, how energy is billed and whether additional requirements are charged separately. Also confirm any deposit, alteration costs and price adjustment terms. The same price per square metre does not necessarily mean the same monthly budget.

06 / VIEWING

Bring a short checklist.

• Prepare your headcount, equipment or stock needs and an approximate layout.
• Check dimensions, light, sockets and required connections.
• Walk through access routes, stairs, delivery arrangements and parking.
• Confirm available facilities and services included in the price.
• Discuss your preferred handover date and any alterations.

Before signing, have the intended use, rental period, access rules, billing arrangements and termination terms confirmed. A viewing should lead to a specific proposal for your company, as well as a clearer understanding of the premises.

07 / YOUR ENQUIRY

A clearer brief makes selection easier.

Include the space type, required area, staff numbers or nature of operations, preferred location and proposed rental start date in your email. 08 / PHOTOVOLTAICS

Solar energy at our site.

CEVASERVIS a. s. has added a photovoltaic installation to generate electricity from solar energy. The project is co-financed by the European Union through the Recovery and Resilience Plan of the Slovak Republic. The project page contains the original notice, supplied logos and publicity document. Electricity supply and billing arrangements for tenants need to be agreed separately.
